A 530 unit infill development in the heart of Hamilton North End neighbourhood that incorporates affordable and market rate units, on the site of a derelict subsidized townhouse complex.

Reflecting the neighbourhood’s historic built form of single family and row houses, the majority of the site is comprised of urban stacked towns. These street-oriented towns are a compatible scale with a reasonable density, providing eyes on the street in small, walkable blocks.

Two midrise buildings are located at the site’s southeast corner along James Street – a major road where their scale and density makes sense. The development upholds a mandate of accommodating a broader spectra of incomes, housing affordability and diversity of residents.

Of the two midrise buildings, one is to be owned by CityHousing Hamilton with 7 storeys and 47 affordable housing units. CGS is designing this for Passive House certification following the ‘Classic’ criteria level using the Primary Energy Renewable compliance option. CGS studied and modelled various mid and highrise development options for the site.
